In light of the high demand for our services, an increase in product turnover and the general strength of the apartment market, for the first time in 13 years, Hanes Investment Realty, Inc. is seeking to hire associates for our newly expanded Westlake Village offices.

The right candidates will receive in-depth, one-on-one training directly from H. Bruce Hanes, President; and Todd S. Schwartz, Vice President of Investments; utilizing our 3-level, 131-point training program, the industry’s latest. You will benefit from their combined experience in the business and will be educated in property analysis, marketing, client services, development and negotiation using proven techniques of individualized training, weekly sales meetings and monthly workshops propelling you straight to the top of this competitive and rewarding business.  California real estate license is required. Compensation is commission only.



What do Investment Real Estate agents do?

  • Prospect - cold calling, mailing and contact
    management - 80% of our time needs to be spent prospecting. This is a lead generation business.
  • Public relations and education of the public
    through contact and media.
  • Property analysis and client investment planning.
  • Proposal presentation and consulting.
  • Contracts are negotiated and prepared.
  • We work with buyers.
  • Transaction monitoring.
  • Escrow closings - when we get paid.
  • We work with vendors and service providers.
  • Paperwork - It is not difficult but critical.
  • We work with sellers - we interview for the job of marketing their building. This is the most important work we do.
  • Meetings - sales meetings and client meetings.
  • Property inspection and disclosure preparation.
  • Education - critical - license and continued education and designations to improve our knowledge and skills.
  • We own and operate our own business within a business.
  • Agenda development - briefing and debriefing.
